Prologis, the listed industrial property specialist, leased 272,000 m2 of space in Central and Eastern Europe during the third quarter of 2012. The result was 10% higher than the previous three months.
Poland accounted for 55% of the CEE leasing and new lease activity covered 119,000 m2 in Q3.
Prologis said it now has a 39% market share in CEE in terms of total area leased.
The largest transaction was a 25,500 square metre lease to Rohlig Suus Logistics at Prologis Park Janki. This comprised an 18,500 m2 speculatively built facility (Building 3) and a 7,000 m2 extension, becoming the market’s first cross-dock facility to support groupage handling.
Prologis also completed the construction of 24,500 m2 distribution facility (Building 7) at Prologis Park Bratislava. This is Prologis first speculative warehouse that has been constructed in the Slovakian market since 2008.
In Hungary lease transactions covered approximately 100,000 m2, driving the company's available space down to 15% compared to 19% of the Hungarian market's overall vacancy rate.
Prologis said it is the largest operator of distribution facilities in CEE. It is active in Poland, the Czech Republic, Hungary, Slovakia and Romania, and has a portfolio totalling more than 3.5 million m2 in the region.
